Introducing Shandy Landing, our lovely 4 BR, 3BA, two story home that sleeps 10 in vibrant and family friendly Mesa. The backyard is an exciting oasis with a heated pool, sparkling waterfall, covered patio, outdoor kitchen, hot tub, mini golf, a gas fire pit, and a wood fire chimney. Pool heating is optional and the pool heating fee is $95.00 per night to heat the pool to 80º F.

This luxurious home features both a formal living room with an electric fireplace and a great room with a TV. Large windows allow natural light and enhance the ambiance. Wifi is complimentary.

The kitchen is completely stocked making it easy to prep and serve home cooked meals. Both Keurig and drip coffee makers are supplied at the Coffee Bar. There is table and counter seating in the kitchen. Highchairs are available to rent.

The bedroom floor plan is split. The primary suite features a king bed, TV, and en suite bath. The bath has both shower and tub plus dual vanity sinks and enclosed commode.

The primary suite is located upstairs and has a king bed, and TV en suite bath with a soaking tub and dual vanity sinks. A gracious sitting area is adjacent to the primary suite and includes a sitting area and TV.

Bedrooms 2 and 3 have king beds and ceiling fans as well as closets and dressers.

The home provides 3 full bathrooms. Once can be found on ground floor, while the other two are upstairs located between the guest bedrooms, and in the primarysuite. The laundry room has family size appliances, starter detergent and everything you need to keep your wardrobe ready to wear.

This family friendly home in a peaceful Mesa, in the Augusta Ranch neighborhood with quiet streets and sidewalks could be your dream home away from home. The location is perfect for golfing, pickleball, hiking, biking, sightseeing, dining out and more. Augusta Ranch Golf Club, a championship public golf course, is less than 1 mile from the home and easy to walk to. The home is located in the Augusta Ranch community which is popular for its many family friendly amenities. Exciting outdoor choices open to guests include golf, driving range, playgrounds, covered pavilions, hiking/biking trails and more.

Mesa has been recognized as one of the best and safest places to live in the United States. Downtown Gilbert, called the Heritage District by locals, is a top dining place in the greater Phoenix area. Riparian Preserve at Water Ranch is 110 acres of trails and wildlife habitats and a must for the outdoor enthusiast. Take your binoculars to help you spot Jack Rabbits, Roadrunners and migrating water fowl. Gilbert Regional Park has sports courts and a splash pad with 57 different water features. Don't miss the equestrian and multi use trails at Zanjero Park, the museum of natural history or the Arizona Science Center. Hop on our modern highway system to visit Tempe, Mesa, Phoenix and Scottsdale.

~ RESERVATION NOTES ~
The minimum age to rent is 28 years.

We rent to families; exceptions to this must be approved prior to confirmation of reservation.

The names of all guests staying overnight at the property must be included on the Rental Agreement's guest list.

The number of people must be appropriate for the number of beds. If deemed necessary, Arizona Vacation Home Rentals reserves the right to approve the reservation based on sleeping arrangements.

Written approval is required to exceed the standard occupancy of 10 for this home. Unless Arizona Vacation Home Rentals has granted permission to exceed the standard occupancy number, Guest agrees to limit guests, including infants and children, to standard occupancy of ten(10).

Daytime visitors to home may not exceedsix (6) people to include adults, infants and children unless prior permission is granted by Arizona Vacation Home Rentals.

Absolutely NO parties, gatherings or events of any size permitted. Home and community are for quiet enjoyment only.

To ensure neighborhood noise levels are respected, the home has NoiseAware, an excessive noise alert system that measures noise levels. It does not record sounds or conversations.

For guest security, on the outside of the home is a security camera that faces the street and driveway.

All AZ Vacation Home Rental properties have working smoke and carbon monoxide detectors.

NO pets (including visiting pets) are allowed inside or outside the home. The owners and some guests have severe allergies and the home must remain pet free.

Violation of any house rule may result in termination of the rental contract, eviction and Guest will forfeit all monies paid, including rent, cleaning and deposits.

AZ Vacation Home Rentals reserves the right to require a refundable security deposit.

All TVs are for streaming and not satellite or cable serviced.

The pool heating fee is $95.00 per night to heat the pool to 80º F. There is a 4 night minimum.

Guests who are paying the monthly reservation rate will be charged a daily electricity fee for any days that fall in the months of May through September.
