~ NATURE LOVERS PARADISE ~ Ninety minutes north of the East Valley is an ultimate Arizona mountain retreat in the quiet, cool pines of Payson. RIM VIEWS, our two story, 4 BR, 2 BA home has breathtaking Mogollon Rim views from the porch and upper wrap around deck. Remember your binoculars, camera and field guide. The birds, elk and other wildlife are extraordinary; the trails offer magnificent mountain scenery from all angles. ~ CLASSIC COMFORT & VIEWS ~ Amenities include an open floor plan with a cozy great room, a large TV and charming wood burning fireplace. The kitchen is newly remodeled and completely stocked. Both Keurig and drip coffee makers are supplied. There is table seating and large windows that add natural light to brighten every room. Highchairs are available to rent. Wi-Fi is complimentary. There are 3 bedrooms upstairs and one bedroom on the ground floor. Bedrooms 1, 2 and 3 are upstairs and share a bathroom. Bedroom 1 has a queen bed; Bedrooms 2 and 3 have queen beds and triple single bunk beds. There are large windows in all bedrooms with stellar views. Smart TVs for streaming are in 2 of the 3 upstairs bedrooms. The remodeled, upstairs bathroom features a tub-shower combo. On the ground floor there is one bedroom with a queen bed and TV. In this bedroom's closet is a combo washer/dryer for laundry chores. The ground floor bathroom is newly remodeled with a walk-in shower. Pack 'N Plays can be rented. Hair dryers are supplied. Both inside and outside steps access the second floor of the home where 3 bedrooms and wrap around deck are located. The deck and porch have comfy rockers and swings plus there is a small table with chairs on the upper deck. Sip your coffee and nightcaps and enjoy the views and wildlife sightings. Mountain living is grand! ~ EMBRACE ACTIVE LIVING ~ Trails lead away from the home and toward the Mogollon Rim, a 200+ miles geological feature that marks the southern ridge of the Colorado Plateau. Hikers and bikers will love the views. The Mogollon culture is known for its pottery, living in pit homes and later living in cliff dwellings. Green Valley Park at the base of Payson is rich with hiking and biking trails, kayaking, fishing, bird watching and star gazing opportunities. Mogollon Rim is only 30 miles from Payson and a nature lovers' dream come true experience. Payson Golf Course is an easy 5 minute drive. For those who enjoy golf, hiking, biking, rafting, kayaking, fishing, horseback riding, bird watching, wildlife photography or fine dining in unique and charming local restaurants, our Payson home's location is perfect! Ask about early check-in and late check-out which may be options. ~ RESERVATION NOTES ~ The minimum age to rent is 28 years. We are family friendly; any exceptions to this must be approved prior to confirmation of the reservation. The names of all guests staying overnight at the property must be included on the Rental Agreement s guest list. The number of people must be appropriate for the number of beds. If deemed necessary, Arizona Vacation Home Rentals reserves the right to approve the reservation based on sleeping arrangements. Written approval is required to exceed the standard occupancy of 12 for this home. Unless Arizona Vacation Home Rentals has granted permission to exceed the standard occupancy number, Guest agrees to limit guests, including infants and children, to standard occupancy of twelve (12). Daytime visitors to home may not exceed six (6) people to include adults, infants and children unless prior permission is granted by Arizona Vacation Home Rentals. Absolutely NO parties, gatherings or events of any size permitted. AZ Vacation Home Rentals reserves the right to require a refundable security deposit. All AZ Vacation Home Rental properties have working smoke and carbon monoxide detectors. No pets are allowed inside or outside the home. The owners and some guests have severe allergies and the home must remain pet free. The home is NOT appropriate for those who want to hunt. Violation of any house rule may result in termination of the rental contract, eviction and Guest will forfeit all monies paid, including rent, cleaning and deposits. All TVs are for streaming and not satellite or cable serviced. This home does not rent for more than 31 nights under any circumstances. Please contact us for more information.
