~ QUAINT and APPEALING LOCATION ~ QUAIL RUN is a 4 BR, 2 BA, single story home north of Scottsdale and Phoenix. The home is situated in a quiet and family friendly neighborhood with well manicured yards, sidewalks for leisure walking and a neighborhood playground. Near the playground is a small green space with natural vegetation. Hummingbirds frequently visit this garden space. Five minutes (1.7 miles) north of our home is Phoenix Sonoran Preserve, an open desert with many miles of hiking and biking trails throughout the 9600 acres of undeveloped desert. The 36 miles of trails range from easy to difficult and include overlooks and mountain summits. There are 3 trail head locations: Desert Vista, Desert Hills and Apache Wash. The park is lush with native cactus and offers prime opportunities to view desert wildlife. Binoculars, cameras and field guides are highly recommended. This property is ideal for a family longing for an exciting vacation in the Southwest. Shopping and dining options are nearby. The greater Phoenix area is famous for its golf courses and hiking/biking trails of all levels. Our modern highway makes travel to Old Town in Scottsdale, Tempe, Glendale, Gilbert and Mesa easy commutes. Sports fans will love the variety of spring training options plus the clubs and stadiums for watching baseball, football, ice hockey, soccer and more. There are large TVs for streaming in the great room, all bedrooms and on the covered patio in the backyard. The great room has comfortable seating for many and a view of and access to the backyard oasis. The well stocked, modern kitchen opens into the dining and great rooms with table seating in both areas. Both Keurig and drip coffee makers are ready to brew your favorite roast. Highchairs and Pack 'N Plays are available to rent. The home's backyard oasis includes a pool with optional heating for a fee, a natural gas fire pit and a covered patio with a gas grill for outdoor dining. The pool heating fee is $75.00 per night to heat the pool to 80º F. ~ QUIET as a QUAIL ~ The bedroom floor plan is split. ALL bedrooms have TVs and ceiling fans. The primary suite features a king bed, desk for remote work and an en suite bath.The bath has dual vanity sinks, a luxurious garden tub and a walk-in shower. Bedroom 2 has two twin beds and a full bed on the bottom bunk. The upper bunk has a ladder and rails to enhance safety. Bedroom 3 has a king bed and Bedroom 4 has a queen bed. Bedrooms 2, 3 and 4 share the second bath which includes a tub-shower combination plus dual vanity sinks. A well stocked laundry room and one car garage are much appreciated features that make our home feel like your home away from home. If deemed necessary, Arizona Vacation Home Rentals reserves the right to approve the reservation based on sleeping arrangements. Written approval is required to exceed the standard occupancy of 8 for this home. Unless Arizona Vacation Home Rentals has granted permission to exceed the standard occupancy number, Guest agrees to limit guests, including infants and children, to standard occupancy of eight (8). Daytime visitors to home may not exceed four (4) people to include adults, infants and children unless prior permission is granted by Arizona Vacation Home Rentals. Absolutely NO parties, gatherings or events of any size permitted. Home and community are for quiet enjoyment only. To ensure neighborhood noise levels are respected, the home has NoiseAware, an excessive noise alert system that measures noise levels. It does NOT record sounds or conversations. For guest security, on the outside of the home is a security camera that faces the street and driveway. All AZ Vacation Home Rental properties have working smoke and carbon monoxide detectors. NO pets (including visiting pets) are allowed inside or outside the home. The owners and some guests have severe allergies and the home must remain pet free. Violation of any house rule may result in termination of the rental contract, eviction and Guest will forfeit all monies paid, including rent, cleaning and deposits. AZ Vacation Home Rentals reserves the right to require a refundable security deposit. All TVs are for streaming and not satellite or cable serviced. The pool heating fee is $75.00 per night to heat the pool to 80º F. There is a 4 night minimum. Guests who are paying the monthly reservation rate will be charged a daily electricity fee for any days that fall in the months of May through September. This home rents for a minimum of 6 months.
