Owner FAQ

We are a local, in-person team, not a remote call center. We care for your home and guests 24/7, prioritize customer service, work to maximize your revenue, and protect your investment with strong housekeeping, maintenance, and frequent wellness checks.

We believe vacation rentals are best managed by a local team that lives in the area and can respond in person to emergencies, guest questions, and property issues. We also know the local market, communities, services, and vendors.

Our startup fee is $1,295. It covers your first year of advertising on top booking sites, professional photos with staging, a home audit, and a professionally written listing. Our management fee is 18%, which includes advertising your home and managing all aspects of your reservations and guests.

Our virtual desk is open seven days a week, 365 days a year, to answer questions about our property management services. We also use our Owners Choice approach, which means we seek your input at every step and let you choose how to customize your home.

After reviewing your goals for the home, we discuss the next steps in our co-hosting partnership. Once your home is guest-ready, we move quickly to prepare optimized listings for top booking sites. We visit your home, secure listing details, stage it for photos, and create a detailed description with photo captions.

We manage homes in the greater Phoenix area and in the mountains near Payson. Our service areas include Mesa, Phoenix, Scottsdale, Gold Canyon, Apache Junction, Tempe, Gilbert, Chandler, Payson, Queen Creek, Fountain Hills, and the San Tan Mountains.

We advertise your home on Airbnb, Vrbo, Expedia, and other major channels to help keep your calendar full. We also market your home on our own website so guests can book direct. To make your home stand out, we use professional high-resolution photos, a custom-written description, and direct marketing through search, email, social media, and more.

We provide a detailed startup analysis, audit your home, create a maintenance punch list, and recommend amenities that make the home more appealing to guests.

We manage all aspects of guest booking once your home is listed. Our local staff handles the guest hotline, guest screening, communication, rental contracts, arrivals, departures, reviews, and dynamic pricing updates. We also encourage direct bookings to help reduce OTA fees, and your owner portal keeps you informed about reservations and finances.

We screen guests using digital tools, background and credit checks, and direct conversations before confirming reservations. We also use protective technology and perform frequent in-person wellness checks whether your home is occupied or empty. You can stay informed through our owner portal, where you can review reservations, finances, communications, and guest reviews.

You can cancel your service agreement with us by giving 30 days’ advance notice. You may still need to honor any reservations already booked at your home.
